LOCATION:
Surrounded by high mesas to the north and west, the Salado Creek Canyon Ranch is located about 38 miles Northwest of downtown Albuquerque, NM. You can see Albuquerque's Sandia Mountain from the ranch. It is about a 75 mile drive to the property from Albuquerque through one of the most beautiful and distinctive areas of the state. Forty six miles west of Albuquerque on I-40 (and Historic Route 66) you turn north through New Mexico's Native American country. You will then drive across some of the oldest Spanish Land Grants in America. Your journey will take you past historic Native American and Spanish villages to enter into your own land of peace and quiet.

SIZE AND LAND TENURE:
The total acreage is approximately 3,190, all in fee simple deeded ownership.

CARRYING CAPACITY:
The ranch is estimated to carry 60 cows yearlong.

WATER:
Salado Creek that flows along the southern boundary of the ranch provides seasonal water flow. The ranch has one natural spring and numerous dirt ponds scattered throughout the property. All water rights administered as of December 1, 2008 by the New Mexico Office of the State Engineer will be included.

GEOGRAPHY:
The ranch ranges in elevation from about 6,000 feet to over 6,500. This area is considered high desert, with magnificent volcanic sculptured landscape. It is rich productive rangeland that receives average annual rainfall of about 10 inches. Usually half of the moisture comes as winter snowfall. Deep arroyos, up thrusting volcanic cones, steep hillsides and broad open valleys that collect the runoff from the surrounding mesas carve the terrain. Salado Creek, an intermittent year round creek, forms the southern boundary of the ranch. Within this canyon and across the ranch are remnants of very old rock structures and numerous Petroglyghs carved into the rocks by those who came before us. Vegetation includes varieties of grama grasses, western wheatgrass, sacaton, Chamisa, Apache Plume, winterfat and some fescue.

WILDLIFE:
The ranch owner has provided many improvements in water distribution on the ranch over the last 20 years for wildlife habitat. The wildlife population is diverse with a large resident herd of Elk. Other species include Mule Deer, Pronghorn Antelop and the occasional Mountain Lion and Black Bear. Bobcats, Coyotes, Gamble Quail and Morning Dove are frequent visitors.

Located very near 9,000 foot Mesa Chivato, the elk herds tend to congregate on the ranch for the fall and winter, and then some will migrate to the higher elevations in the spring and summer. In New Mexico Game Department Unit 9, the ranch receives landowner elk hunting permits for rifle, archery and black powder rifles.

UTILITIES:
Electrical and phone service is about 1 mile from the property on a neighboring ranch. An easement is available from that ranch owner for the buyer to install electrical and phone lines to the Salado Creek Canyon Ranch at the buyer's expense. The seller will build a new road across a private easement for access to the ranch.

MINERALS:
No minerals are included with the property.
