LOCATION:
The L P Reed Ranch is located on U.S. Highway 160 approximately 58 miles east of Trinidad and 15 miles west of Kim, CO in Las Animas County. The property lies about 10 miles north of the Colorado - New Mexico state line. Trinidad, CO has a small aircraft airport. The nearest small jet capable airstrip is in Raton, NM, a 77 mile drive. The nearest commercial airport facility is in Colorado Springs, CO, 187 miles northwest of the ranch.
The ranch adjoins, and climbs onto, the series of high mesas that traverse southern Colorado from Trinidad to almost the Oklahoma border. This is a very scenic and unexpected bonus to the ranch.
SIZE AND LAND TENURE:
The total acreage is approximately 22,300 acres. 12,383 acres are deeded, 640 acres of Colorado State Lease and approximately 9,300 acres of federal lease in the Comanche National Grasslands. This contains almost 35 sections of beautiful southern Colorado prairie and mesa country.
IMPROVEMENTS:
The ranch includes an owner's headquarters with home, shop and corrals. It also has a foreman's home, feed storage and good shipping pens located further west on the at the base of a canyon and a set of branding, working and shipping corrals near U.S. highway 160.
WELLS AND WATERING SYSTEMS:
The primary water supply for the ranch comes from two wells and a year round spring with over 16 miles of underground pipeline. In addition there are numerous stock water ponds that capture run off. The pumps are all supplied by electricity.
GEOGRAPHY:
The terrain ranges from open rolling plains to rugged mountain mesas. The overall elevation is from 5,700 feet to over 6,700 feet on the mesas. This creates a dramatic climatic change in plants and animal life. The mesas are very steep in places with a series of grassy benches part way up the slope. Mule deer, elk and black bear are abundant in the mesa areas. Antelope are found on both the lower plains grasslands as well as on the higher mesa tops. Whitetail deer are seen in the lower canyons running off of the mesa.
LIVESTOCK:
The owner rates the ranch cattle carrying capacity at 500 mother cows plus replacement. They have run up to 600 pairs in many average years. They report this ranch to be a low operational cost ranch that they have relied upon to provide profit on an annual basis. The ranch is currently stocked with about 400 crossbred Angus cows that are available for purchase by private treaty.
UTILITIES:
Electricity is located in many areas of the ranch and the two headquarters have propane service. Telephone service is also available at each location.
WILDLIFE:
The ranch is home to Mule Deer, Elk, Black Bear, Antelope, Whitetail deer and Wild Turkey. Predators include mountain lions, bobcats and coyotes. Hunting opportunities are great with many trophy sized Mule Deer and Antelope taken from the ranch. The Elk hunting is also great, but is based on the Colorado draw system.
MINERALS:
Any minerals owned by the Seller will be conveyed.
COMMENTS:
The ranch has been in the Reed family for over 60 years and this is the first time it has been available for purchase. It is a very scenic ranch, located close to the Oklahoma and Texas Panhandles. The cattle production is excellent and the ranch offers many recreational and hunting opportunities. The majestic Mesa de Maya forms the southern backdrop to the ranch. It is a beautiful area with Ponderosa Pine tree covered slopes, live springs and just a completely unique setting for the area. The historic Santa Fe Trail crosses just to the north of the ranch and one can just imagine the contribution this area played in the immigration of the American west. There are a very limited number of productive cattle operations with terrific scenery, views and hunting opportunities available for purchase in the beautiful state of Colorado. This is one of the best.
