LOCATION:
This 176 head ranch is located in Lincoln County, just off Hwy 380 adjacent to the Valley of Fires Recreational Area in south central New Mexico. It is approximately 7 miles west of Carrizozo, NM, and only 40 miles from the resort community of Ruidoso. It is about a 2 hour drive from the Albuquerque International Airport. The views are amazing with hilly desert terrain rising to the nearby high alpine mountains.
SIZE AND LAND TENURE:
13,100 acres m/l with 640 acres deeded, 960 acres New Mexico State Lease with the balance in BLM. It is rated by the BLM for 176 cows year round.
IMPROVEMENTS:
The headquarters is on the south side of the ranch and includes an older ranch home with working and shipping corrals nearby. It sits on 320 acres of deeded land and abuts the Valley of Fires lava flow. Sierra Blanca Peak lies 21 miles to the southeast and the Oscura Mountains are 21 miles west of the headquarters.
The ranch is fenced into 3 large pastures with barbed wire fencing. There are smaller traps near the headquarters and working corrals.
WELLS AND WATERING SYSTEMS:
The ranch has 3 wells, all located on deeded land parcels. The wells are approximately 250 feet deep, with water levels of about 180 feet. Two are equipped with submersible pumps, operated by portable diesel generators, and one with a windmill. The headquarters well pumps through underground pipeline to an enclosed water storage tank, then gravity feeds through several miles of pipeline to drinkers.
GEOGRAPHY:
The elevation ranges from 5,000 feet to just over 5,600 feet. The terrain is hilly on the northern portion of the ranch, with valleys and more gently sloping land on the south side. The ranch generally slopes to the south for excellent early spring and late fall forage growth. The pastures are primarily open grasslands with some desert brush in places.
LIVESTOCK:
The ranch is currently stocked with approximatley120 head of the owner's cattle herd. It is primarily a crossbred cow herd using mostly Black Angus bulls. They also have a small herd of Texas Longhorn cattle with some very impressive horns. The cattle are not offered in the ranch sale, but are available by private treaty to the ranch purchaser.
UTILITIES:
Electricity is provided for the headquarters and wells by portable generators. Solar power would work well in this region with an average of over 300 days of sunshine per year.
WILDLIFE:
The ranch is home to Mule Deer, Oryx and Antelope. The owners report sighting desert bobcats.
MINERALS:
Any minerals owned by the Seller will be conveyed.
COMMENTS:
Located in the historic Billy the Kid country of Lincoln County, this ranch is one of a kind on today's ranch market. There are very few small affordable cattle ranches available in New Mexico. This ranch is located within 2 hours of Albuquerque and is only 40 miles from the world famous Quarter horse racetrack in Ruidoso and not much further from the Inn of the Mountain Gods and its Casino. Standing on the place feels as though you are at the base of Sierra Blanca Peak and its snow skiing facility. Being adjacent to the Valley of Fires Recreation Area gives the ranch its own unique desert beauty. The privacy of being behind a locked gate is unusual for this type of ranch.
